Good day,

I'd like to seek advise from my sister's request.
The facts :
I have a copy of the said titles. ( two properties to be sold )
Both parents already deceased.
Me and my sister is the only heirs. Im the youngest. Both legal age. Both single with children.
Both titles are not transferred yet to me or to my sisters name.
My sister is in Bacolod City ( where the properties and the alleged buyer )
I live in Taguig.

My sister said she has a buyer for one of our lot. Its an empty lot located in Pahanacoy Bacolod City. She demands me to provide her a "Declaration of Heirship" so she can sell the said property. That's what she said to me

She also demand for a " Deed of Donation" for our house and lot. The one she lives in now. She said she need that kind of document so she can sell it as well.

Both request she said should be notarized with cedula where I reside and sent to her so she can take care of selling it and she said once sold, all earnings should be divided between the both of us as heirs.

As for me writing you this query I guess my question are, Are these documents really needed just to sell a property? Isn't it a Deed of Sale we should take care to sell a properly? If its okay can you enlighten me what there Deed of Donation and Declaration of Heirship means.
